The County Snapshots provide you with a broader picture of the local real estate market and are very useful if you are in a rural area or small town with few sales.

The City Snapshots provide you with information on home sales in your city or town. The data can be used to gauge how long it will take to sell your home, an approximate sales price range, and current housing market trends in your city.

Understand the Limitations

Although our County and City Snapshots are wonderful tools and provide a wealth of information, they do have their limitations. They show trends and averages, not actual home value or how quickly your particular home will sell. So when reviewing the data please keep in mind these two things:

1. All of the data you are looking at is in the past and many things in the present can have immediate and drastic effects on the real estate market. Think of COVID and the shutdowns. They had an immediate and devastating effect on the housing market but it did not appear in the data trends until a few months after the shutdowns.

2. Having housing market trend data is not the same as knowing the value of your home. When you have two exact homes in the same city but one backs up to the railroad tracks and the other to a beautiful park they will sell for different prices. To get an accurate sales price for your home we highly recommend you contact your local real estate professional and request a free comparative market analysis.
