What is a Comparative Market Analysis?

A Comparative Market Analysis is a system of evaluating the value of a property using sales data of similar homes that have recently sold in the same neighborhood.

For example, let’s say your home is a one-story brick veneer three-bedroom, two-bath, two-car garage home that was built in 2003 with 2,100 square feet of living space. Last week the neighbor down the street sold their similar three bedroom home that was built in 2004 with 2,040 square feet of living space for $330,000. Since the homes are similar in size, age, and features this would be a good comparable sale and the $330,000 sales price would be used as a basis to estimate the value of your home. Once a baseline value for your home is established the real estate agent will make slight adjustments to the value (up or down) based on lot size, lot features, property condition, recent improvements, and property upgrades in comparison to the home that just sold.

The key to an accurate Comparative Market Analysis is having access to the data on similar recently sold homes in your neighborhood and then making the adjustments based on the agent’s knowledge of both properties and the terms of the recent sale that may have affected the sales price, such as the seller paying the buyers closing costs.
